    • Most porches are regarded as being a ‘permitted development’. When this is so you won’t need to acquire planning permission beforehand which is usually the case with most installations. A permitted development is so-called if it meets the following criteria: (1) the internal ground floor area does not exceed three square metres; (2) no part of the porch is more than three metres above ground level; (3) no part of the porch is within two metres of any boundary of the dwelling and the highway.

    • A porch measuring thirty square metres internally will be exempt from building regulations so long as it has no direct effect on any ramped or levelled access and the front entrance remains in situ between the porch and your house. The glazing and electrical fittings used must also comply with building regulations for it to be passed.
